We’ve been given the green light from Bristol City Council for an exciting repositioning project at Somerset House, Clifton. This responsibility-led transformation will provide 15,000 sq ft of grade A sustainable workspace in the heart of Clifton Village. Driven by our use less, waste less strategy, we can’t wait to share the end result.

The project is a total renewal and refurbishment of the existing building, with new HVAC plant installed, new thermally efficient windows and six EV charging points. With Clifton Downs right on the doorstep, we’ll be creating a strong connection to nature for the building’s occupants.

We’re committed to enhancing accessibility by installing ramp access and revitalising the entrance and reception area. We’re also extending the second floor, to open up additional new office space.

Somerset House will be completely renewed and refreshed, enhancing its position in the community. While the planning process was challenging, largely due to an under-resourced local authority, we’ve engaged directly with the property’s mainly residential neighbours to help reach an agreed scheme that will help revitalise the area.
The addition of a second-floor extension elevates the building's external appearance, providing extra net area to replace some of the allocated space for core and amenity enhancements.

Learnings
Love thy neighbour Situated in a dense and sensitive residential micro-location it was hugely important that we consulted with the local community before and as part of our planning application. A key part of the full delegated approval was the work we put in with local residents and ward counsellors.
Green walls and biodiversity V7 targets a minimum urban greening factor of 0.3 and a 10% biodiversity net gain. However, at Somerset House, the proposed green walls and landscaping serve not only to enhance the view for our immediate neighbours on Canynge Square but also for the future tenants.
Slab to slab challenges The base build slab to slab heights are slightly challenging and as such we needed to minimise the space taken by the HVAC system. Following intensive design workshops and careful consideration of the BCO guidance we proceeded with a mixed mode ventilation system where ceiling mounted ductwork was kept to a minimum.
