A repositioning project, transforming four tired office buildings into a vibrant mixed use campus in the Docklands of London. The first two buildings have undergone a major refurbishment resulting in design led creative offices space, surrounded by independent F&B, retail and leisure amenities.
Website
The refurbishment transformed the area, introducing diverse amenities like gyms, restaurants, bars, and shops. Key to the upgrade was the incorporation of timber, notably in the import building with a groundbreaking CLT atrium infill – London's largest at the time.

To foster connectivity, we added collaborative spaces and expanded the building entrances, doubling their size for a more welcoming atmosphere.

Learnings
Years after completion, it's clear that the attention to well-being, the public realm, and sustainability were the ingredients for the success of this project, bringing people and communities back to the Canary East India area. Now, the building is home to students, professionals, and the public.
Glulam construction The Import Building’s 10 storey glulam infill was a delight. No wet trades, just Austrian precision at its very best.
Working with water Working closely with Studio RHE, we transformed the once uninteresting old waterways into vibrant water gardens, creating a community surrounded by water gardens and diverse wildlife at the heart of an urban landscape.
Office or education? East India is not your typical office location. Therefore, we proactively obtained planning consent for dual use, granting us the flexibility to utilise the vacant space for either office or educational purposes. Since then, Republic has evolved into a thriving education-led campus.
