This repositioning project in the heart of Fitzrovia transforms two dated 1960s and 70s office buildings into ESG-driven, best in class modern workplaces. The scheme reconfigures the existing building cores, improves the façades and introduces as much external space as possible within a tight site boundary.

We’ve improved the streetscape, created a communal roof terrace to facilitate connection and respite for the community, and reconnected the two buildings internally, after they had been separated in the early 2000s.
Responsibility
Linking the buildings will create generous light-infused spaces, with gentle finishes standing in contrast to the bustling streets outside.

Learnings
Working with the existing building has its challenges, but through considered design, the end product will exceed occupier expectations.
Merging structures Our project tackles the intricate task of merging two buildings into one cohesive structure. With a dash of ingenuity, our design team has collaborated to craft an innovative solution, enhancing efficiency by reimagining the floor plan through strategic core rationalisation.
Regulations to retreat A new roof terrace may seem straightforward, but fire regulations mandate that it must have two means of escape. Therefore, we've reconfigured the terrace not only to meet regulatory requirements but also to provide tenants with a fantastic outdoor amenity.
Maximising floor to ceilings To squeeze every last inch out of our floor-to-ceiling space, we've proposed cutting-edge HVAC technology that occupies 17% less space compared to conventional air conditioning units.
