A repositioning project, transforming two tired office buildings into a highly sustainable campus focused entirely on ESG and wellness. The buildings are net zero carbon, BREEAM Outstanding, Fitwel 3*, Five at Heart accredited, Wiredscore Platinum, RESET accredited and EPC B. Each building has undergone major refurbishment resulting in design-led space offering tenants a wide selection of amenities including two cafes, a large indoor and outdoor gym, an auditorium, allotments, an outdoor cinema and an outdoor working area.

Previously owned by an owner occupier, these were very private buildings, closed off and uninviting. Our task has been to transform them into modern flexible workplaces, creating the Thames Valley's greenest buildings, focused on net zero carbon and a BREEAM Outstanding rating.

We’ve achieved this by scrutinising the specifications at every design stage of Here + Now, reducing the use of materials, fixtures and fittings that were surplus to requirements. Small and simple adjustments — such as achieving the same light quality with fewer light fittings — create a large impact.

We achieved this by scrutinising the specifications at every design stage and reducing materials/fixtures/fittings that were surplus to requirement. For example achieving the same light quality by reducing number of light fittings. Many of these small adjustments led to a larger impact.

Learnings
Teaching us the importance of connecting with nature, prioritising health, and creating an environment where everyone feels genuinely good about being present.
Amenity amplified The gym in the HERE Building has become the beating heart of the scheme. Providing both indoor and outdoor exercise space has resulted in it being the most popular amenity for tenants
Nature calling Leveraging the connection to the river and the outdoors, Here + Now provides access to equipment such as kayaks, stand-up paddle boards, etc., giving occupiers an enjoyable break from their workload.
Employees are no longer desk-bound Instead, they utilise laptops and mobile devices in various work settings. The work environment should facilitate adaptable and comfortable spaces suitable for both private and shared conversation.
